Overview: Development of 48 new homes using offsite manufactured LGS Frame.

The project comprises the construction of 48 new homes utilising MMC Category 2 offsite manufactured light guage steel frame panelised system.

Under a JCT D&B contract we worked collaboratively with Pocket Living and the frame manufacturer Intrastack to find a solution for the scheme.  The site is situated within an old carpark, flanked by a fully occupied residential properties and an old quarry.  Utilising the offsite system meant not only were we able to reduce the impact on the local community, we also were able to enhance the sustainability of the development through less deliveries, less concrete and less waste! 

Once complete, the chosen system will also provide the finished building with an improved U-value of 0.14W/m2K (based on initial design proposals), as well as significantly improved acoustics.

The footage from our time lapse camera shows the speed at which the frame was completed in just 12 weeks with only one or two days lost due to high winds preventing crane lifts.

Overview: Development of a city centre site in Liverpool into an 11 storey, 404-bed student accommodation property.

The project comprises the construction of an 11 storey, 404 bed luxury student accommodation scheme in the heart of Liverpool city centre on the old Renshaw Hall site. The scheme has extensive high quality communal areas on the ground floor, including a cinema room, gym, and a games lounge offering a high-quality student living experience. It also has a communal sky lounge, private dining and communal study areas on the 11th floor, offering stunning views over Liverpool.

The accommodation provides primarily clusters of seven or eight bedrooms, with shared kitchen facilities, in addition to individual student studios on the top two levels. Claritas took over as Principal Contractor in a Construction Management capacity due to the previous contractor falling into administration. The scheme sits adjacent the Rodney Street conservation area and uses the traditional red brick and standing seam of the local context in a modern fashion. The scheme’s upper two levels are finished in a coloured zinc standing seam with dormers, to help them blend into the traditional roofline.

Overview: New four storey modular outpatient building in the heart of the fully operational hospital site

This project was delivered for Premier Modular Limited as main contractor with Claritas on site as principle contractor.  The JCT design and build scheme provides a new four-storey modular outpatient building at King’s College Hospital.

The new building is situated next to the existing live and fully operational Normanby Building on the Denmark Hill site with a new link connecting the two buildings. This project is part of the wider masterplan of the hospital to modernise the buildings, and is a vital component helping free up space within the main hospital.

The scheme was designed to minimise impact on the environment with a BREEAM excellent target rating. In addition to the environmental benefits of offsite manufacturing, the scheme will have a green roof, a Premier Modular manufactured highly insulated building fabric, electric air source heat pump system and solar panels.

Working as strategic delivery partner with Premier Modular, our Principle Contractor duties include groundworks, piling, façade, elements of roof and providing the link building.


AYTOUN ROAD

New development providing 31 homes for affordable housing.

Under a Construction Management Agreement this project will deliver 31 new one to five bed homes. The tenure is 100% affordable with a mix of affordable rent and shared ownership. Works include the demolition of two derelict buildings and creation of two residential blocks four and six stories high. The works also include the removal of a ramped pedestrian walkway, retention of four protected trees and an improved new area of public realm with soft landscaping.

During construction we provided complex groundworks solutions
including the discovery and removal of an asbestos containing
concrete culvert. We are creating a show flat with a sectional
handover three months prior to practical completion to enable
repeat business customer Network Homes to deliver their sales
plan and successfully market the scheme.


MORFA ROAD

New build, four block student accommodation providing 706 bedrooms.

New build project providing high specification student accommodation across four blocks in Swansea, on River Tawe’s embankment. In total there are 706 rooms across two types, apartments and suites in this five and six storey development. Each block provides an area of communal living including a coffee shop, gym, study area and cinema room.

Claritas took over this project on a JCT Construction Management basis when the previous incumbent went into administration in 2021. Based on recommendations, Claritas was appointed to complete the blocks in a phased handover given the time sensitive nature of delivering the rooms before student occupation. 

The buildings have been formed using a structural steel frame to ground and first floor, including a transfer slab. The remaining structure formed in lightweight steel (Metsec), mainly to the upper floors. Key MMC elements include fully fitted bathroom pods, and all rooms and communal spaces have been completed to Cat B and including full FF&E.

External works include connectivity between Morfa Road and the River Tawe embankment and the former tow path, including steps, viewing platform and hard and soft landscaping.

This JCT D&B project comprises three blocks providing two five-storey apartments and nine town houses in the third block totalling 126 homes.

Our first project for the Hyde Group procured through their Main Contractors Framework, see the design and build of 126 new homes across two blocks and 9 timber framed town houses to meet Net Zero Carbon targets.  These properties will range from one to three beds and offering shared ownership or affordable rent tenure.

The apartments will be over five storeys and comprise reinforced concrete frames to the ground floor with LGSF from the first to the fifth floor. In addition, the project requires the construction of 9 three storey town houses to meet Net Zero Carbon Targets.

The project based in Croydon starts on site in the spring of 2022. Claritas will be working with the Hyde Foundation and Croydon Council in the delivery of significant social value, including employment, skills and training opportunities and working with local charities through volunteering and fundraising.

The site immediately adjacent to a fully operational children’s nursery and on the busy interchange from Duppas Hill to the A232 leading to Five Ways requires extensive logistical planning to ensure the safe access and egress and minimal disruption to the nursery end users.

New build construction of office space with retail units on the ground floor, including retained façade to one elevation.

The development of 13-14 Hanover Street will provide high quality commercial space and retail units that are complimentary to the Edwardian surroundings within the ongoing development of the Mayfair area.

Works include the demolition of the current existing structure, retention of the heritage façade, and construction of a seven storey building which includes an additional basement.

The new envelope will achieve architectural rhythm by reflecting adjacent developments and provide high quality environmental performance.

Overview: Construction of 58 homes utilising volumetric modular construction.

Desborough Road, High Wycombe is Magna Off Site Solutions first Innovations Partnership project with Premier Modular. Utilising Cat 1 MMC, this fully volumetric scheme will create 58 robust and high-quality homes. Claritas and Premier Modular have worked together to guide the customer, Wycombe District Council, through a rigorous process of cost management and re-design to achieve their brief and budget.

This has included simplifying areas of the design whilst engaging with our supply chain partners to recommend alternative products and achieve the customers requirements and desired performance standards.

This pilot scheme will demonstrate added value for our customer, as Magna will charge no overhead and profit on any of the premanufactured value, whilst acting as the principle contractor.

Overview: 22 new homes, community facilities and communal garden at Mellish Street, London E14 8PJ.

Clartias has been appointed as design and build contractor for the development of 111-113 Mellish Street as part of London Borough Tower Hamlets strategy to provide quality affordable housing within the borough.

The site, which was previously used as a nursery annex to the adjacent primary school, is occupied by a single storey modular building and car parking spacses. Claritas will demolish the existing building and prepare the site before constructing a 5 storey building providing 22 high quality affordable homes for rent as well as a three storey building accommodating community facilities. 

Externally we will provide a communal garden centered between the two buildings. The works will be divided in to two phases to allow the use of the existing centre during construction prior to the new community facilities completion.

Overview: Demolition of existing Office building and construction of a new 7 storey office building using CLT Frame

Claritas was appointed by HGG London Ltd, through a JCT Intermediate Building Contract for the Commercial Development of 134 Old Street. Situated within a busy part of Old Street, it is a logistically complex scheme, which includes the demolition of an existing office building and re-development of the site. Close collaboration with all parties of the project team, including architects HGG London Ltd on the design detail is needed.

The commercial building is 7 storeys in height, including a retail unit at ground level with 6 storey of offices above. The facade is predominantly curtain walling to the facing side with a decorative rainscreen on top.
